The Jack Breaks Ground in Pioneer Square

On February 13, 2020, The Jack, a new 145,000-square-foot modern heritage office building, broke ground in historic Pioneer Square. Developed by Urban Visions and designed by Olson Kundig, The Jack will include street-level retail with seven floors of creative office space and a rooftop deck and amenity space. JTM Construction is General Contractor for the project, which is targeting LEED® Gold certification. Newmark Knight Frank is managing leasing throughout the new building at 74 S Jackson Street, Seattle, WA 98104.

Situated adjacent to Seattle’s waterfront, which is undergoing a dramatic revitalization with planned world-class public spaces and promenades, The Jack takes a subtle tack, with articulation and modulation expressed through texture and detail. Referencing Pioneer Square’s rich architectural character, The Jack’s brick façades were inspired by the colors and textures of the historic buildings that define the neighborhood.

The Jack is located in our neighborhood of Pioneer Square, only one block away from our current office, in a neighborhood where our firm has had offices for fifty years. It is the origin of Seattle as a city. Because of this neighborhood’s history and the rich fabric of its built environment, we wanted The Jack to be careful and ‘quiet’ to its surroundings. Now that the Viaduct has been removed, the rich fabric of historic waterfront buildings along Pioneer Square’s western edge can once again be truly appreciated. We choose Olson Kundig because it was important to us to work with a world class architect ‘from’ the neighborhood and who understood the significance of The Jack’s ‘front row’ waterfront location in Pioneer Square and the City’s new waterfront plan.
