Peering through the trees along a West Seattle shoreline, this home embodies duality. The solid, Kebony-clad upper level provides privacy from the street and neighboring homes, while the transparent main and lower levels foster widespread connection to the waterfront.

The entry welcomes guests with a pivoting gate leading to a landscaped courtyard. On the left side of the home, a narrow passageway contains an outdoor kitchen, while to the right, a striking orange front door opens into the predominantly glazed main level.

Here, staggered kitchen, dining, and living areas open to sweeping views of the Olympic Mountains, while also creating sheltered alcoves. A kinetic glass wall between the living room and exterior deck lifts to expand the space and imparts a more extroverted quality.

The lower level combines both public and private amenity areas, including a spa, sauna with terrazzo-styled concrete floors and a golf simulator. A generous wine cellar and recreation room with a full bar are designed for entertainment.

Outside, a long Kebony deck with an infinity edge and a preserved relic—the previous home’s hearth, turned outdoor fireplace—exudes a beach bungalow charm. Two kinetic features further enhance this gathering space: a window above the bar lifts, extending the bar outside, while the recreation room’s glass wall slides open to create a seamless path to the beach beyond.

On the upper level, the home adopts a more introspective character. Skylights replace vertical windows to create privacy from the public road and infuse the stairs and eastern wing—which includes kids’ bedrooms and a shared bathroom, as well as a guest suite—with natural light. The western wing contains the primary bedroom suite and an adjacent sitting room, where a kinetic window wall and exterior roof deck create an intimate experience of the water and mountains beyond.

Bodhi House was designed for a family that thrives on outdoor living. The home adapts to the way they live, offering large, flexible spaces for entertaining and gathering with family, friends, and colleagues. It’s a center for community.Tom Kundig
