
New Interbay Technology & Life Sciences Building Designed by Tom Kundig Submits Master Use Permit
Olson Kundig is proud to announce that 901 Elliott—a new technology and life sciences building led by design principal Tom Kundig, FAIA, RIBA—has submitted its Master Use Permit (MUP) to the City of Seattle, marking a major step toward realizing this innovative new project. Developers PP&G Properties, LLC, have assembled a project team that includes Olson Kundig and other leaders in design, engineering, and construction to advance the building in Seattle’s Interbay neighborhood.
A flagship project for the Industry and Innovation zone formed in 2023, the design concept prioritizes a flexible floorplan to suit a wide range of office, technology, life sciences, and retail uses. Three, eight-story volumes connected by dramatic sky bridges frame dual entry courtyards and break down the scale of the building to create a more inviting and comfortable workplace. A high-performance façade of glass curtainwall, louvers, and metal panel utilizes angular forms to maximize views and enhance energy efficiency. Podium terraces offer collaborative outdoor spaces that look towards downtown Seattle, while two elevated rooftop amenity decks feature wide views to Elliott Bay, Mount Rainer, and the iconic grain silos at Terminal 86. The site is also adjacent to the planned light rail extension between downtown Seattle and Ballard, which may be completed sooner than expected, following a recent executive order from Mayor Bruce Harrell.

The project team is poised to deliver a cutting-edge technology center that will be able to support a range of tenants, including the power and capacity for autonomous machines. Sellen has been engaged as general contractor for the new build, with Olson Kundig providing architecture and landscape design services. Additional team members include UMC (design-build mechanical), Valley Electric / AEI (design-build electrical), KPFF (civil and structural engineer), Haley & Aldrich (environmental and geotechnical engineer), EA Engineering (SEPA), Heffron Transportation (traffic engineer), Counterbalance (SCL consultant), HCMP Law Offices (land use attorney), and Boulder Associates (life science technical advisor). Westlake Consulting Group is acting as development manager and owner’s representative, with Hughes Marino managing the real estate brokerage.
